Facilities Maintenance Technician

Duties & Responsibilities

Drive to properties as needed to perform the required work
Work directly with and answer to Maintenance Supervisor (and Property Managers) with constant communication throughout each day working as a team to efficiently provide a positive experience for the tenants.
Being on call as needed. Projected to be on call one week every 8 weeks.
Assisting in inspecting and coordinating all make ready repairs and services
Looks to provide proactive maintenance instead of reactive maintenance
Research and gather information related to vendors, contractors, equipment and supplies
Assist as needed in submitting projects for bids
Monitoring contractors to make sure work is completed timely and properly
Completing maintenance logs
Participating as an integral part of the maintenance team in timely snow removal and ice melt application efforts
Maintaining a high level of professionalism and appearance on the job and projecting this professionalism to all team members, residents, owners, vendors and subcontractors

Qualifications

EPA certification preferred or willing to obtain. (Exam fee reimbursement available.)
HVAC certification preferred or willing to obtain.
Valid State driver’s license & clean driving record
Computer knowledge (typing, spelling, able to use tablets for work orders and communication)
All maintenance person skills – HVAC, electrical, plumbing, construction, painting, laying flooring and carpet, appliance repair
Ability to drive to properties, shovel and/or plow snow

Wash Facility Operator

We are seeking a responsible, safety-minded individual to assist with the operation of our fully automated wash barn facility in Broken Bow, Nebraska. This person would be responsible for upkeep and cleanliness of our equipment as well as assisting with safe movement of equipment around the facility.

This person will be responsible for:
Supporting the Adams Land & Cattle Safety Program and exemplifying safety expectations.
Safely operating equipment (e.g. tractors, pay loaders, mobile hospitals, trucks, and trailers).
Maintaining, cleaning, washing, and disinfecting equipment and facilities daily and as needed.
Assisting with the expedient and safe movement of equipment in and around washing facility.
Maintaining equipment washing facilities in proper operating condition.
Maintaining a clean area around the washing facilities.
Applying lubricants to equipment/vehicle components.
Fueling equipment.
Inspecting equipment and vehicles.
Understanding fluids, appropriate application and replenishment quantities for engines and equipment/vehicles.
Working closely with all areas of operations and communicating the work group’s plans to all affected areas/departments.
Assisting with general upkeep, maintenance, service, and repair of feedyard facilities and equipment.
Working effectively in a team environment to complete the necessary daily tasks.
As time permits and/or when business needs arise, assist with other activities including, but not limited to:
Operating a fuel truck to deliver fuel to various locations.
Documenting and ensuring fuel delivery sheets are maintained with accuracy.
Operating a large articulating truck with a water truck configuration for dust mitigation.
Completing on-time preventative (planned) maintenance of vehicles, equipment, and/or facilities (e.g. Mill).

Carpenter Wanted

Kaw Valley Outdoor Company is looking to hire a full-time laborer who has experience in carpentry. We are a small local outdoor builder that specializes in decks, privacy fencing, pergolas, and other outdoor construction projects. We also provide landscape services, so this position may require time working on landscape oriented projects such as installation of plants, building of retaining walls, etc. (Estimated Projects: Construction = 80% and Landscaping = 20%)

Requirements:
Physical ability to work in adverse weather conditions (hot summers specifically) and reliable transportation. In most cases you won’t be asked to drive to job sites but you need to be able to meet at our location in the morning on time. Flexibility of schedule is necessary to work around weather patterns and delays. (Ex: Starting job earlier to avoid afternoon heat, etc.)

*Applicants with no carpentry experience but that do have experience in using power tools and have a true desire to learn, are encouraged to apply as well.

*Part-time schedule may be accepted for the right applicants, if desired.

Field Engineer

Position: FIELD ENGINEER

Job Summary:

Aid the job superintendent in coordinating all construction activities on jobsite. Supervise field personnel as required. Successfully complete construction projects safely, on schedule, and within budget while maintaining conformance to design drawings, specifications, and standards.

A. Scope Review
1. The Field Engineer will be instructed by the Job Superintendent and other members that may include the Project Manager and General Superintendent on the scope of work along with a review of the drawings and specifications. Make sure you understand your work areas, drawing details and specifications associated with your assignment.
2. Ensure that you understand the document control procedures that will be used for the project and how revisions will be alerted and transmitted.
3. Become familiar with the progress schedule and particular attention should be paid to your work assignment schedules.

B. Manpower Requirements
1. Determine the crew sizes you will need for your work areas, availability of the workers and resources available for manning the job.
2. Consult with your Superintendent on the forces needed and the procedures to be utilized for recruitment.
3. Be aware of wage rates, work schedules and overtime requirements.
4. Make sure your new hires have been drug tested and have the required safety training prior to beginning work.

C. Receiving and Storage
1. Field Engineers will receive, unload and store all Company and Owner furnished materials within our scope of work.
2. Follow manufacturer’s guidelines on specialty items for storage and protection.
3. All packing and shipping tickets to be turned into the jobsite office daily.
4. Shipping documents for Owner furnished items to be turned over to their site representative and documented as such.
5. A visual inspection will be performed on all inspection items to determine any damage, shortage or quality of the item.
6. Piece counts should be made where reasonable, and noted.
7. Before unloading any items, either Company or Client furnished, make sure a list, purchase order, etc. is reviewed to confirm that we have received the proper products, quantity, etc.

D. Inspection and Documentation
1. The Field Engineer will be responsible for the quality and accuracy of the work assigned to him regardless of whether there is a QC person on site directing the program.
2. Specific duties will be assigned by the Job Superintendent with the assistance of the QC Officer (if onsite), but the day-to-day responsibility of quality should still be the primary duty of the Superintendents.
3. The Company Checklists will be followed and noted on all work normally performed by Borton. Checklists for Excavation, Backfill, Piling, Concrete, Steel Erection and Millwright work are provided on site.
4. Subcontractor work will be inspected in addition to their individual quality control program.
5. Contract drawings and specifications will be reviewed daily for conformance.
6. In addition to the contract documents and checklist requirements, a copy of Borton Construction Manual will be part of the guidelines for review. This Document will be available on site and will be beneficial in inspection of our work and especially helpful in Subcontractor performance. The checklists provided in this manual can be copied and documented for Subcontractor work.

E. Safety Requirements
1. Safe working conditions for our personnel is a very important part of the total Quality Control Program and will be enforced by all Supervisory personnel on the jobsite.
2. Borton’s program will not be duplicated in this manual, but conformance to requirements of this program as well as OSHA and /or MSHA will be a part of the Field Engineer’s duties.
3. In addition to our programs, we may be working as a Subcontractor and governed by rules and regulations of others that may differ from procedures in our guidelines. These issues should be discussed with our Supervisory team and the Client to make sure we are in agreement on the rules we work under.

F. Equipment Maintenance
1. The daily safety checks and scheduled maintenance of tools and construction equipment utilized in the work under the control of the Field Engineer shall be enforced and documented under their supervision.
2. Operators shall be certified for the equipment they are to operate.
3. Proper use of tools and safety equipment shall be verified before use by the employee.
4. Load charts, anti-two-blocks, matting, outrigger supports and rigging shall be examined and documented before lifting is commenced.
5. Make sure hydraulic leaks are repaired and any spills are cleaned up properly.

G. Assignments & Communication
1. Your Job Supervisor will assign specific duties to you for implementation and supervision. Your foremen and key personnel should be instructed by you as to the tasks to be completed and the means and methods to be followed.
2. Always review the work areas shown on the drawings and specifications to be followed before work begins with your foremen.
3. Review the testing requirements, submittal approvals, inspection service requirements, excavation plan and any known hazards or obstructions that need attention. Make sure your foremen are aware of these procedures.
4. The documentation of your activities is your responsibility.

Assistant Project Manager

Job Summary:
Responsible for preparing cost estimates, assisting in bid preparation, document control, material procurement, subcontractor coordination, scheduling, as-built drawings and project coordination.
Essential Duties:
Cost Estimating – Prepare quantity surveys of construction documents. Prepare and distribute bid packages to vendors and subcontractors. Prepare cost estimates.
Bid Preparation – Review bid documents. Coordinate and review vendor and subcontractor proposals for compliance with bid documents. Assemble required supporting documents required for bid submission.
Document Control – Maintain current set of construction documents and distribute as required to office and jobsite personnel. Confirm compliance of drawings and specifications for the project. Maintain history set of documents that include all drawings received on project with previous versions marked void and dated. Distribute all revised drawings and specifications, etc. to office personnel, field personnel, subcontractors and vendors.
Material Procurement – Prepare purchase orders for materials and equipment required for construction activities. Link purchase orders to approved submittal data, applicable drawings and/or specifications. Expedite material deliveries, as required.
Subcontractor Coordination – Prepare subcontract documents. Manage subcontract activities including material submittals, inspection documentation and schedule compliance.
Scheduling – Review project schedule with jobsite supervision and owner. Update schedule activities and provide 2 week look-a-heads throughout project.
As-Built Drawings – Ensure that field operations maintain a set of “Red Line” drawings throughout the project marking any variations to design drawings, required field changes and revision approvals from owner.
Project Coordination – Duties include being point of contact for day-to-day communication with the owner, engineer, field supervision, subcontractors and suppliers. Prepare RFI’s as required for the project. Coordinate flow of information between all parties on the project. Update project team on potential problems regarding construction drawings, jobsite performance, material availability, permits, schedules, test reports and other items that affect the project progress and quality.

Maintenance Technician

This staff member will perform the Maintenance Technician tasks described below in a combination to be reviewed and agreed on at least annually.

A. Buildings
Maintain buildings as assigned. This work will include but is not limited to: painting and caulking; concrete work; door; window and screen repair and replacement; and, related tasks.
B. Building fixtures and equipment

C. Building exteriors and grounds

D. Unit readiness
Ready units for rental as assigned. This work will include but not be limited to: removal of debris; wall and floor repair; painting and caulking; floor replacement; appliance removal and replacement; and, related tasks.
E. Repairs
Repair washers, dryers, refrigerators, stoves, appliances, HVAC units, door locks, THA tools and equipment, and similar products
F. Orientation and training
Orient and train other maintenance and custodial staff as assigned.
