Sheet Metal Workers are responsible for a vast scope of work. We are very proud to be the only trade that designs, manufactures and installs our own products. Our scope of work includes HVAC, Architectural and Industrial sheet metal. Testing, adjusting and balancing HVAC components. We use advanced computer systems to design, troubleshoot, maintain and fabricate all of our products. We not only build it, we create it.

Facilities Specialist

This position is responsible for monitoring the daily operation and maintenance of the Plumbing, Electrical, and HVAC Shops to ensure a quality way of living for the people who here. The duties include cleaning sanitary sewer lines with auger equipment, electrical diagnosis, and routine maintenance on HVAC equipment such as filters, belts, and cleaning coils. The position also maintains and repairs appliances such as dishwashers, refrigerators, washers, dryers, and any specialty equipment built and designed for people who live here to maintain a quality of life.

Job Responsibilities may include but are not limited to the following:
Using special equipment to locate and clear blockages and breaks in piping
Repair service and maintain HVAC equipment, electric water heaters, and steam water heaters and softening systems.
Install, repair, service, and maintain appliances, bathing tubs, fixtures, faucets valves, venting systems and all other plumbing and water systems used by KNI.
Installing, repair, service, and maintain electrial equipment.
Basic Carpentry
Will be exposed to adverse conditions such as live electrical circuits, extreme temperatures, dust, fumes, and metallic and wood particles
Must be able to climb, stoop, stand, walk, sit, bend, be able to exert moderate physical work, and lift weight in excess of 50 lbs.

Engineer

Assist with the operation maintenance and repair of equipment.
Change out light bulbs; perform preventative maintenance for guest rooms to include: vinyl repair touch up paint minor furniture repair tub caulking tile repairs etc.
Perform preventative maintenance for ice machines refrigerators kitchen equipment laundry equipment HVAC guestrooms meeting rooms the swimming pool and hot tub.
Perform plumbing repair laundry equipment repair preventative maintenance on all exhaust fans and supply; monitor energy conservation; repair vacuum cleaners and any other small equipment upon request.

Boiler Operator Apprentice

The University of Kansas is searching for individuals with general maintenance skills that are interested in career growth opportunities in the area of steam, pipefitting, and basic plumbing. The selected incumbent would enter an apprenticeship opportunity to learn and be trained in boiler operations and equipment. The apprenticeship spans a six-month time period. Successful completion of the apprenticeship would result in a promotion to Boiler Operator with a rate increase.

The apprentice will be matched with a Boiler Operator providing expertise and learning opportunities in the operation, maintenance and repair of low or high-pressure steam boilers and related mechanical equipment and systems (water softeners, compressors, generators and other equipment in a central heating and power plant) at the KU Power Plant. The apprentice will learn surveillance skills such as reading gauges, meters and charts and by testing water and recording this information to ensure efficiency and safety. Work also includes assisting in minor maintenance and repair work in the power plant.

Job Description :
30% – Operation & Inspection: Under supervision, learn all aspects of how to operate boilers, pumps, air compressors, de-aerators, water softeners, valves, regulators and pneumatic controls to maintain proper steam pressure, temperature and water level. Participate in and complete training program to learn procedures to check for proper operations of safety alarms, pumps, valves and piping systems and accurately read gauges, thermometers and charts to record/document information. Will assist with the inspection of boilers, pumps, valves, piping systems and associated auxiliary equipment for proper operation and to determine repair/preventive maintenance scheduling. Will assist with water testing process as needed. Will gain knowledge to assess situation and notify appropriate personnel concerning non-standard readings. Learns to record daily operations of boilers, pumps, deaerators and air compressors. Records and communicates information digitally.

30% – Piping Systems: Assists and gain knowledge with fabrication, assembling, installation and maintaining of piping systems, valves and equipment for boilers, pumps, steam, condensate, feed-water, cooling water, pneumatics and lubricating systems in accordance with National Plumbing, ASTM, and ASTE Codes. Under supervision, will learn the blueprints, technical manuals, schematics and drawings needed to install and/or repair systems using the appropriate pipe cutters, threaders and fittings.

25% – Equipment Maintenance: Assists in the cleaning, replacement, installation, lubrication and repacking of filters, pipes, pumps, valves, heat exchangers and auxiliary equipment in order to maintain the power plant in good operation condition. Will assist staff in overhauling pumps on steam generating and heating equipment by replacing defective bearings, seals, packing, shafts and other pump parts. Performs routine cleanliness tasks to keep power plant and equipment in compliance with national fire and safety codes.

10% – Related Duties: Assists as need to correct problems in the case of water breaks, steam distribution irregularity or other problems. Assist with snow removal and surface treatment.

5% – Other duties as assigned

Position Requirements :
Lift and carry up to 20 pounds constantly and up to 50 pounds occasionally with or without accommodation.
Reach, grasp, lift, carry, and place moderately heavy loads frequently and heavy loads occasionally with or without accommodation.

Additional Candidate Instruction :
The plant supervisor will be in continuous touch with the apprentice trainee to monitor knowledge gained and determine areas for focused attention. An informal examination of the trainee’s attainment of knowledge and skills will be conducted at 3 months and each month thereafter, which will be utilized to determine further training requirements or readiness to proceed to formal completion of program.

Successful completion of the apprenticeship program will be determined by formal examination and demonstrated practical application of skills attained. Incumbents successfully completing the apprentice program will be promoted to a new position of Boiler Operator with a starting hourly rate of $17.65. The Boiler Operator position will receive additional training for the first six months within the role.

Apprentices which are not successful in moving to a Boiler Operator position may be eligible for an alternate placement within Facility Services if an opening is available and prior performance and conduct is at a satisfactory level or higher.

Boiler Operator Senior

Facilities Services supports KU’s mission of learning, scholarship, and creative endeavor by operating and maintaining the University’s physical plant and grounds. The incumbent will be responsible for the skilled operations, maintenance and repair of boilers, water softeners, compressors, pumps, valves and other related power plant equipment. Work involves the operation of work issued vehicles and includes inspecting equipment, recording gauge or meter readings, testing water, performing preventive maintenance and installing, adjusting, repairing valves, pipes, pumps and other mechanical equipment. Work is performed according to established procedures and is reviewed by the supervisor through periodic inspections and on the basis of results achieved.

Job Description :

Records readings and maintains daily consumption and quality records. Requires ability to perform basic mathematical computations, read and comprehend instruments such as pressure gauges, draft indicators, alarms, etc. and generated data, maintain current/accurate records.

30% – Piping Systems: Fabricates, assembles, installs and maintains piping systems, valves and equipment for boilers, pumps, steam, condensate, feed-water, cooling water, pneumatics and lubricating systems in accordance with National Plumbing, ASTM and ASTE Codes, on the basis of knowledge of piping and specific power plant operations. Selects materials specified in blueprints, technical manuals, schematics and drawings and plans the sequence of installation or repair, using appropriate pipe cutters, threaders and fittings, joins piping by means of flanging, threading, soldering or fusing.

20% – Equipment Maintenance: Repairs, replaces, installs, repacks, cleans and lubricates filters, piping systems, valves, pumps, heat exchangers, air compressors and auxiliary equipment within the Power Plant. Performs pump, air compressor and valve overhaul in accordance with the manufacturer’s technical manual specifications. Performs necessary repairs on boiler refractory and prepares boilers for inspection. Maintains, repairs and calibrates Power Plant pneumatic components and systems ensuring proper boiler combustion, fuel economy, stack emissions, boiler water levels, steam quality and demands. Performs general cleanliness tasks to keep Power Plant and equipment clean and in compliance with the National Fire and Safety Codes.

15% – Related Duties: Assists supervisor in orientation and training of other Boiler Operators. Develops preventive maintenance repair and training schedules. Orders parts, chemicals and supplies as needed for operation, safety, maintenance or repair and reports needs to the supervisor. May perform duties of supervisor in his/her absence as required by shift rotation. Performs other related work as assigned. May assist with snow removal and surface treatment.

5% – Performs other duties as assigned.
