ESSENTIAL SKILLS

Require Qualifications:
•2+ years knowledge and experience in professional maintenance structure required.
•Certificate in electrical trade
•Certificate in plumbing trade
•HVAC trained and certificate
•High School degree or equivalent required.

Preferred Qualifications:
•2 year degree preferred.
•3-5 Years knowledge and experience in maintenance structure preferred.

Position Overview
Facilities Services supports KU’s mission of learning, scholarship, and creative endeavor by operating and maintaining the University’s physical plant and grounds. This position requires the operation of work issued vehicles. The incumbent will be responsible for the skilled operations, maintenance and repair of boilers, water softeners, chillers, compressors, generators and other related power plant equipment. Work includes inspecting equipment, recording gauge or meter readings, testing water, performing preventive maintenance and installing, adjusting, repairing valves, pipes, pumps and other mechanical equipment. Work is performed according to established procedures and is reviewed by the supervisor through periodic inspections and on the basis of results achieved.

Job Description
30% – Operation and Inspection: Operates boilers, pumps, air compressors, de-aerators, water softeners, valves, regulators and pneumatic controls to maintain proper steam pressure, water level, combustion, emissions, steam and water quality. Inspects boilers, pumps, valves, piping systems and associated auxiliary equipment for proper operation to determine repair or preventive maintenance scheduling and does water testing. This requires working from inside the boilers accessible through openings approximately 12” by 16”. Records readings and maintains daily consumption and quality. Requires ability to perform basic mathematical computations read and comprehend instruments, such as pressure gauges, draft indicators, alarms, etc. and generated data, maintain current/accurate records.

30% – Piping Systems: Fabricates, assembles, installs and maintains piping systems, valves and equipment for boilers, pumps, steam, condensate, feed-water, cooling water, pneumatics and lubricating systems in accordance with National Plumbing, ASTM and ASTE Codes, on the basis of knowledge of piping and specific power plant operations. Selects materials specified in blueprints, technical manuals, schematics and drawings and plans the sequence of installation or repair, using appropriate pipe cutters, threaders and fittings, joins piping by means of flanging, threading, soldering or fusing.

20% – Equipment Maintenance: Repairs, replaces, installs, repacks, cleans and lubricates filters, piping systems, valves, pumps, heat exchangers, air compressors and auxiliary equipment within the Power Plant. Performs pump, air compressor and valve overhaul in accordance with the manufacturer’s technical manual specifications. Performs necessary repairs on boiler refractory and prepares boilers for inspection. Maintains, repairs and calibrates Power Plant pneumatic components and systems ensuring proper boiler combustion, fuel economy, stack emissions, boiler water levels, steam quality and demands. Performs general cleanliness tasks to keep Power Plant and equipment clean and in compliance with the National Fire and Safety Codes.

15% – Related Duties: Assists supervisor in orientation and training of other Boiler Operators. Develops preventive maintenance repair and training schedules. Orders parts, chemicals and supplies as needed for operation, safety, maintenance or repair and reports needs to the supervisor. May perform duties of supervisor in his/her absence as required by shift rotation. Performs other related work as assigned. May assist with snow removal and surface treatment.

5% – Performs other duties as assigned.

Required Qualifications
1. Must have a valid Driver’s License at time of hire and maintain that license throughout employment.
2. High school diploma or completion of G.E.D. equivalency.
3. Three years of experience in steam generation and/or boiler work. Associate’s degree or vocational school certification may be substituted for one year of the required experience.
4. Experience with boiler water chemistry as listed and detailed in application materials
Position Requirements:
1. Lift and carry up to 20 pounds constantly and up to 50 pounds occasionally with or without accommodation.
2. Reach, grasp, lift, carry, and place moderately heavy loads frequently and heavy loads occasionally with or without accommodation.

Service Technician Position Summary:

Assist in Maintenance of HVAC Equipment: Repair and replace defective equipment, components, or wiring related to fan coils, water source heat pumps, applied air handling units, rooftop units, cooling towers, and condenser tubes. Inspect equipment to identify potential problems to prevent premature and unexpected breakdowns or callbacks.

Essential Duties and Responsibilities include the following. Other duties may be assigned.

Assist in Warranty Service Application: Inspect and test systems to verify functionality related to fan coils, water source heat pumps, applied air handling units, rooftop units, cooling towers, and condenser tubes.
Observe Rebuilds: Assist in the rebuild of an HVAC unit. Receive detailed direction while sharing the hands-on task responsibilities with Technicians II, III, and Lead.
Operate & Preserve Company Equipment: Drives a company vehicle to and from jobsite. Transports and maintains inventory of hand tools and necessary materials for job completion.
Document Performance: Records and reports billing, inventory, timecards, technician tip reports, and other articles as required and in a timely manner
Computer Usage: Knowledge of basic data entry and ability to navigate the use of email, internet, and word processing programs.
Customer Service: Demonstrate professionalism in appearance, verbal and written communication. Interact with customer by offering status reports of service before, during, and after each call. Explain technical information to both technical and non-technical audience.
Participate in Training: Participate in available training through regional technician trainers, and off-site learning modules. Maintain all required certifications and continue to develop new skill sets.

Qualifications:

Boiler Operator

The incumbent will be responsible for the operation, maintenance and repair of low or high-pressure steam boilers and related mechanical equipment and systems in an institutional Power Plant. Work involves operating and maintaining low or stationary high-pressure boilers, water softeners, chillers, compressors, generators and other equipment in a central heating and power plant. Work includes maintaining constant surveillance over equipment operation by reading gauges, meters and charts and by testing water and recording this information in ensure efficiency and safety. Work also includes assisting in minor maintenance and repair work in the power plant. Work is performed in accordance with established procedures and is subject to inspection by the shift supervisor.

Performs routine cleanliness tasks to keep power plant and equipment in compliance with national fire and safety codes.

10% – Related Duties: Assists Boiler Operator Seniors in correcting problems in the case of water breaks, steam distribution irregularity or problems with electrical feeders until boilers, feed lines, etc. and ensures lines are stable. May assist with snow removal and surface treatment.

5% – Performs other related work as assigned.

Facilities Maintenance Supervisor -HVAC

This Facilities Maintenance Supervisor is responsible for HVAC maintenance, installation, and repair at the Topeka Correctional Facility.
Responsibilities include supervising and evaluating a work crew of inmates in making routine maintenance and repairs of buildings and equipment on Topeka Correctional Facility grounds. Making work assignments, reviewing work and providing appropriate instruction and training in Heating and Air Conditioning so that completed work meets professional standards. Five years of experience in the Heating and Air Conditioning trades. Education may be substituted for experience as determined relevant by the agency. This position requires at the time of appointment the selected candidate must take and pass a drug screening test approved by the Division of Personnel Services unless promoting, transferring, or demoting from another designated position within the same agency; possess a valid driver’s license; and possess an EPA approved CFC and general refrigerant reclamation certification.
